Party Wall Act 1996
This Act gives a building owner whose land has a “party wall” to gain access and do work on that wall and to re-coup a share of the cost of the work. The neighbour also has rights under the Act in that he must not be unnecessarily inconvenienced, he is to be compensated for any loss or damage and he is entitled to have his building protected and secure. The process is started by serving notices and disputes are to be resolved by surveyors. The court can enforce any Award made by the surveyor(s).
